In 2007, more reports surfaced of deeper and suspicious business and political connections  It was reported that just two months after he joined the Senate, Obama purchased $  50,000 worth of stock in speculative companies whose major investors were his biggest campaign contributors.  One of the companies was a biotech concern that benefited from legislation Obama pushed just two weeks after the senator purchased $  5,000 of the company’s shares.  Obama was also nabbed conducting campaign business in his Senate office, a violation of federal law.&#8221;</p>

<p><strong>Real Estate Law</strong></p>
<p>Real estate is the term used within the legal industry, which encompasses the land premises and any immovable developments that are undertaken on those premises, such as buildings, walls fences etc.Â  There are several legal codes and regulations under real estate law which is in relation to what jurisdiction the land premises falls under.</p>
<p>Residential real estate â Residences can be classified if they are connected to neighboring residences and/or land premises.Â  The legal agreement for the right to occupy land or property is known as housing tenure.Â  Different types of housing tenure can be used for the same substantial type.Â  An example would a connected residence which belongs to a single entity and leased out; or owned separately with a contract covering the relationship between units and common areas and concerns.</p>
<p>Commercial real estate â real estate has become a major area for business real estate â Otherwise known as commercial real estate â with the new private property ownership developments being put into place.Â  The commercial real estate lawyers have evolved significantly over time.Â  Especially with companies who invest in land premises, are looking to develop their land as there are several specific legal characteristics which define each property.</p>
<p><strong>International real estate law</strong></p>
<p>International real estate law is a somewhat a new area of law.Â  It began in the 1980&#8217;s when globalization was being realized by the world&#8217;s larger companies.Â  International real estate law can be split into two categories:</p>
<p>International residential real estate â Usually international residential transactions occur when individuals purchase a second house apartment unit etc abroad.Â  They are used primarily for second homes for holiday&#8217;s vacations etc.Â  These have gone up drastically in recent years due to the increase in the travel and tourism market as well as the growth of international investment programs and the availability of overseas investment.</p>
<p>International commercial real estate â Corporations are the main type of clients which law firms see in these transactions.Â  They usually involve legal design, urban planning, engineering, financing, and construction work.Â  Legal proceedings which are international are usually supported by those foreign governments.Â  Many national governments have aims to attract foreign investment, as well as real estate developments which can increase country revenue and the availability of national infrastructure.</p>
<p>International real estate is seen as one of the most dynamic areas of law.Â  However, it is very much influenced by external factors such as fluctuating market values in sectors between countries.Â  Also it doesn&#8217;t help that we are facing a global economic crisis.</p>

First off, I am an atheist. I have always been an atheist. But something strange happened and it is making me doubt my stance on religion. I used to be a skeptic of all claims of psychic ability. About a year ago while vacationing in Virginia, locals were telling me about this old guy with some kind of &#8220;ability&#8221;. I was like yea whatever, and as a joke I went to see this guy. So I walk into this room, pictures of jesus all over, and there is this old guy slouched over in a chair. I sit down and he immediately starts. He says &#8220;I see law, your studying law but you are not going to go into law&#8221;  this was true, I was in fact studying law and was getting ready to take my lsat. But eventually, I never went into law which was a big surprise because I was so committed. Then he said &#8221; I see someone in your family signing real estate papers, in Florida&#8221; My brother was moving to florida at the time. He then said something that I thought was far fetched. He said &#8220;Very shortly, you will end up in florida as well&#8221; Turns out months later, My job unexpectedly required me to move to florida. He went on to say &#8220;I hear music, you do something with music&#8221; I was in fact a DJ on the weekends at the time. &#8220;I see someone trying to make peace with you in the future, his name is Fred&#8221; well Fred was one of my college buddies and I didn&#8217;t understand why he would want to make peace with me, we didn&#8217;t have any problems. Months later, he hooked up with my girlfriend and eventually tried to make peace with me. Then he said some things that I found disturbing at the time, because usually they only tell you the &#8220;good&#8221;. He said that soon, my parents were both going to die unexpectedly and that there deaths will only be months apart.  I was insulted. But in all actuality, my mother died of blood poisoning in the hospital and a few months later, my father died of a heart attack. He also told me that my dog would also die unexpectedly and that also happened, during a storm, my mini pin got his neck tangled in the chain. The last thing he told me was to reconsider my beliefs. I did not tell this man anything whatsoever, I never spoke a word to him. All he did was ramble on about my life. He did not charge me a thing. Is there any possibility that this all could have all been coincidence? I don&#8217;t think there really is a explanation to this. He claimed that he had a spirit guide. Everything he told me was spot on and precise. It took me so long to ask this question because his prophecies took so long to fulfill themselves. I think this man is since deceased because at the time he was battling lung cancer. I am just confused because I thought all psychics were frauds like sylvia browne and john edward. But I think this man proved to me that there must be more. I have my reasons for doubting god, but this is the only thing making me think that maybe there is a possibility.<br />
Duban, I dont see how this is in anyway considered a hoax. And the reason I think it has to do with God is because he was a very religious man and said he found this information out from his spirit guide.<br />
Hey look, Im just telling you what I encountered.<br />
I dont undersyand what you are saying? how can you reject god and believe in the supernatural? i never said praying for someone makes them live forever, thats just stupid. You are correct by saying these things would have happened regardless of belief or not, but this man predicted them.</p>

<p><i>Answer by Duban</i><br/>If your life is predestined, like this post would suggest, what&#8217;s the point in believing or not anyways? The outcome will be whatever it is even if you don&#8217;t care, and life would be completely pointless.</p>
<p>Anyways, pretty obvious hoax. Even people who believe they are fortune tellers are a lot more cryptic then that.</p>

The seller refuses, however, to furnish a roof certification and/or a three-year roof warranty by a licensed roofing contractor. Can the buyer cancel the contract because the seller only agreed to replace the roof shingles?</p>
<p>Answer &#8211; No. The buyers additional request in the BINSR for a roof certification and a roof warranty by a licensed roofing contractor is a request by the buyer to amend the contract. This offer to amend the contract was rejected by the seller. Therefore, the buyer cannot cancel the contract, and is required to close the transaction with the seller only being required to replace the missing roof shingles.</p>
<p>2. During the ten day inspection period the buyer requested in the Buyers Inspection Notice and Sellers Response (&#8220;BINSR&#8221;) the repair of non warranted items such as the replacement of roof shingles, and also gave notice of warranted items that were not working such as the air conditioning and the swimming pool motor. In the sellers BINSR response, the seller offered a ,000.00 reduction in the purchase price in lieu of all repairs.&#8221; The buyer accepted this ,000.00 offer. Is the seller still obligated to repair, by close of escrow, the warranted items such as the air conditioning and the swimming pool motor?</p>
<p>Answer &#8211; Probably not. The seller offered to amend the contract by paying ,000.00 in lieu of all repairs. After the buyer accepted the sellers ,000.00 offer, the seller probably had no obligation to make any repairs, including repairs to warranted items.</p>
<p>3. In the residential lease the tenant authorized a lock box on the home after a written request by the landlord or the landlords broker. The residential lease is expiring, and the landlords broker has given written notice to the tenant to place a lock box on the home. The tenant is refusing despite the language in the residential lease authorizing a lock box. Can the tenant refuse this lock box?</p>
<p>Answer &#8211; Yes. Under the Arizona Residential Landlord-Tenant Act (the Act) a landlord must generally give a tenant at least two days= notice before entering the home. See A. R. S. &#8216;33-1343(c). The placing of a lock box on the home is constructively entering the home without two days= notice, as real estate agents will have the ability to enter the home at any time day or night without the tenant=s consent. Inasmuch as the primary purpose of the Act is to protect the rights of tenants, a term in the residential lease contradicting the protection of this Act is not enforceable. See A.R.S. &#8216;33-1315. Therefore, despite the tenants written authorization in the residential lease to a lock box, a lock box is not allowed.</p>
<p>4. The seller and the buyer agreed that the buyers ,000.00 earnest money would be hard after the ten-day inspection period. Two days after opening escrow the buyer loses his job. The buyer delivers a loan denial letter within the ten-day inspection period, and demands the return of the ,000.00 earnest money. Is the buyer entitled to the return of the ,000.00 earnest money?</p>
<p>Answer &#8211; No. The buyer is required to act in good faith to acquire financing until the scheduled closing date, not until the end of the ten-day inspection period. Lines 54-55 of the Contract provide that the buyer is only entitled to the return of the earnest money for unfulfilled loan contingency, if buyer is unable to obtain loan approval without conditions by COE Date. In other words, between the expiration of the ten-day inspection period and the close of escrow date many things could happen, e.g., buyer could be re-hired, that would enable the buyer to obtain a loan.</p>
