<p> A loan on secured by Miami real estate collateral is typically known as a mortgage. This is the most popular form of real estate investment loan used by investors. Miami real estate investments provide an opportunity to generate cash flow. Apart from commercial banks, savings banks, savings and loan associations, credit unions, real estate investment loans can also be obtained from insurance companies, mortgage bankers, mortgage trusts, investment trusts, pension funds and finance lenders. Private individuals sometimes offer real estate investment loans as well.</p>

<p>There are two types of Miami real estate investment loans, namely, residential loans and commercial loans. Property that is solely used for business purposes like malls or industrial parks would be termed as commercial real estate. Commercial loans include buildings, warehouses, and stores. These properties are generally five or more units. Property that is solely used for single unit housing purposes is termed as residential real estate. Residential loans include those properties that are bought for rental income and future appreciation. The borrower initially receives a lump sum from the lender, which has to be paid back in installments. Purchasing a Miami real estate residential property involves having significant funds. Before qualifying for an investment loan, three main factors are considered: investorâs income, credit scores and reserves. In order to qualify for a loan, there are five basic essentials: interest rate, terms, payment, final value and principal. Loans can carry a fixed interest rate or rates that vary with market conditions. Some loans have negative amortization periods; investors should be cautious of such loans.</p>

<p>Miami real estate investment loans comprise of interim loans, short-term loans and long-term loans. Apart from commercial and residential loans, the other types of loans that are offered are construction debt, permanent debt, equity financing, structured financing, interim financing, mezzanine financing, foreclosure investor money, hard money loans and residential repair funding.</p>

<p>Investors may not need perfect credit scores to qualify for real estate investment loans. Bad credit real estate loans are designed for those individuals who have a less than perfect credit report. It is a type of sub prime mortgage and is a higher risk to the mortgage lender because of the past credit history of the borrower. Bad credit loans allow individuals to obtain a mortgage for buying real estate when other more conventional mortgage lenders or banks may have turned them down.</p>

<p>The longer the tenure of a loan, the higher the interest rate will be. A 30-year fixed loan will have a higher interest rate than a 2-year fixed loan. But people generally opt for a loan with a shorter-term fixed option, as the rate of interest is lower and hence the monthly payment is lower. To get a loan there are no pre-determined limits set for the real estate investor.</p>

<p>From my own experience as a real estate investor, I can tell you that, early in my career, I was really concerned about having the money to close deals that took a lot of time for me to put together. I tortured myself about where and how I would come up with the money I needed to finance my hypothetical investment opportunities. Now, with more than a decade of experience investing in real estate, I know that that finding the money is the easy part; but the really great thing I discovered is that there is so much money available that it would blow you away. Our response is simple: Try and break the bank! We have not turned down a loan in over seven years because we didn&#8217;t have money.</p>

Still, these hot shots keep calling and saying that they need so many loans, we&#8217;ll never be able to fund them all. Our portfolio manager will tell you our pockets are deep, and they don&#8217;t have holes in them. If you have ever been on a scuba diving trip and looked out at the ocean from inside your boat, you&#8217;ve seen the water out there. It looks so beautiful, and you are looking for a fish. You might see a dolphin and if you are really lucky, you will actually see a shark.</p>
<p>All you are going to see is that tip of the shark&#8217;s dorsal fin poking out of the water. Beneath the surface of this vast ocean is opportunity that you can&#8217;t even begin to see from the deck of the boat. Now, if you put on a snorkel mask and some fins and go out there snorkeling, you&#8217;ll discover a whole new world you have never seen before. You are going to see all kinds of things that you didn&#8217;t even realize existed when you were standing on the boat. It is only when you actually jump into the water that you are going to see this whole hidden world in the light of all of its possibilities. You are going to go pass all those small colorful fish. You are going to go under the coral, and you are going to see a ship wreck, or you are going to see an octopus down at the bottom. On your way back up you might see some beautiful manta rays pass over your head. Same thing happens with us at Private Money Lenders.</p>
<p>Real estate investing is kind of like our snorkeling or scuba trip. If you are standing in the boat and not engaged in the game, it looks like there is no opportunity out there to find funding. It may seem like you just occasionally see the dorsal fin of a shark. When you get your feet wet and jump in, you start to see the world of endless opportunities. As you get more deeply into it and start finding good deals, you will begin to see the whole world open up. Once you find a good property, you will find the money and there is more money than you could ever possibly dream of. </p>
<p>I can assure you from my own experience that there will be plenty of money if you find good deals. Hard part of being a real estate investor isn&#8217;t finding the money to fund your deals. The hard part of being a real estate investor is finding good deals, and that is your job. As a real estate investor, you have one job and one job only: to find good deals, find good transactions, and find things you can make money on. If you can make money on it, then your lenders are going to make money on it, so your lenders are going to be willing to loan the money this is how we experiencing things in Virginia Hard Money Loans.</p>

<p>The current economic meltdown has resulted to tighter lending regulations and less money for<strong> real estate investing</strong>. The present difficulty in obtaining loans from the mortgage and hard money lenders has forced real estate investors to turn to private money sources for financing real estate transactions.</p>
<p>Private money is mortgage from private individuals with money to invest for higher profits than traditional investments. The security for private money investment is normally provided by the property itself, not by the borrower.</p>
<p>Why opt for private money for real estate investing business?</p>
<p><strong>1) Less credit limitations</strong><br /> The borrower&#8217;s credit is not considered in private money lending since the loan is secured by the property itself.</p>
<p><strong>2) Faster to get </strong><br /> Banks and hard money lenders impose more restrictions than private money lending in granting real estate investing financing. Private money loans are easy to secure, with the under-writer being the lender.</p>
<p>Consequently, you can have your money in a few days. If the real estate deal looks profitable to the lender, it&#8217;s funded. Private money funding is oftentimes obtained for deals that will generate income enough for even just the interest payments but is collateralized by real estate property worth substantially more than the loan amount.</p>

Real estate partnerships normally share half-and-half of profits, but most private money providers may charge only 8%-15%half Unlike hard money, private money lenders charge no origination fees or points.</p>
<p><strong>4) Few formalities </strong><br /> Most creative deals are not normally financed by traditional loan sources and even hard money lenders. Many <strong>real estate investors</strong> get stuck here. Private money can be used to finance real estate investing deals that involve taking over payments.</p>
<p><strong>So how do you entice private money lenders to lend you their cash?</strong><br /> Firstly, understand that you must win the trust of your lender before they can lend you money So a <strong>real estate investing website</strong> for inviting private money is crucial for your real estate business.</p>
<p>Your website must be simple yet able to unequivocally persuade the private money investors that your real estate investing business is the right place to invest their money, the website must be interactive and allow potential private money lenders to enroll</p>

<p>If you have no previous record, you must have a detailed plan for each deal including repair estimates, market value, profit potential and all numbers. Funding is likely if all relevant information for each deal is made very clear.</p>
