This type of FHA loan allows buyers to finance updating the property and doing necessary repairs. It would seem to me that it makes much more sense to finance painting the property, redoing the 30 year old kitchen, and taking care of those other problems in the loan instead of closing on the property and then having to pay for those items out of pocket.</p>
<p>This loan program was widely used in the past but during the run up of home values in the 1990&#8217;s and early 2000&#8217;s the program was not needed so it was pretty much &#8220;forgotten about&#8221;. In 1998, the Secretary of HUD in effect &#8220;brought back&#8221; this program when he expanded it through mortgage letter 2005-50.</p>
<p>It really is quite a shame that more real estate agents have not taken more advantage of the powers of this program mostly because it was either not understood, the bugs were getting worked out within the mortgage industry since it was brought back, or for whatever other reason. Right now it seems that mostly investors are buying the homes which need a lot of work. The investors then fix up the homes and make a profit selling the home to a buyer. Using the FHA 203k rehab loan program, a homebuyer would be the one &#8220;making the money&#8221; on the home while picking out their own finishes instead of someone flipping properties making the money and choosing the cheapest finishes they can get by with.</p>
<p>All in all, anyone in the market for a home should look at a few homes and then try and have the vision of what another $10-$20,000 could do to help fix up the property. In a lot of cases, this amount can purchase a new kitchen, appliances, paint, and even go a long way towards a remodeling a bathroom. This program is perfect for helping people convert that house with 2 showers and no bathtub into a home with 1 shower and 1 bathtub for the new baby on the way.</p>
<p>Now when we think of financing repairs to a property, do we ever stop to think how much a month $10,000 would add to our mortgage payment? What about considering how much it will cost to paint the home the first year, replace the carpet, and do those couple other necessary things to the home such as get rid of the popcorn ceiling during the first year. Now consider how much those repairs cost out of pocket verses how much they would be that same year if they were financed into the loan. Then consider the tax benefits of having those repairs into the mortgage.</p>
<p>From what I have seen, it seems like the main keys to this process are 1) finding a real estate agent who is willing to learn something new and take advantage of this program if they have not done so already, 2) find a contractor who understands how important it is to get numbers quickly since usually buyers have an inspection period from the time they make the offer to when they can back out, and 3) find a loan officer who understands this process and works for a mortgage company that is &#8220;good&#8221; at these types of loans. Some lenders and real estate agents shy away from this program simply because not all mortgage companies are set up to process these types of loans and some real estate agents have not gone through the process before and hence they don&#8217;t know what to expect.</p>
<p>In conclusion, if you are someone looking for a home these days, I think it would be wise for you to fully explore your options with this program. You just might be amazed at what type of deal you can get on a home using a 203k Loan.  </p>
